New Analysis Module added to REAL/Easy BOS. “Just In Time” has been the comment from convention attendees and others now that the real estate market is changing. With the help of the Analysis reports broker owners and managers and agents can learn what areas of the market are really moving ahead, which are stabilizing, and which may be contracting. To help improve customer support efficiency and documentation organization, the commands in Analysis are also numbered. E.g. Report A10-12 is the listing ranking for selecting agents to rank by office based on their start dates with the company. All of the Agent Listing Ranking reports are in the “A10” group. The new module introduces five new business analysis tools: Agent Ranking Listing – A10 – use these expanded ranking reports to view listing production of all agents, new recruits, long term agents. Further, the reports can also produce ranking of all active agents with production and no production so managers can also see who did not have production. For multi-office companies, ranking can now be viewed from the main written office’s standpoint or from which office the agent is assigned. Ranking from where the agent is assigned is especially important to managers who wish to compare and assist agents in their own office no matter which office the listing was written in. Agent Quartile – A14 – use these to view and compare how many of your agents produce a given percentage of your production. Also shown is what percentage of the total business in the company or office each agent produces. Since all active agents are included, managers can view how much of the agent force is not producing or needs help. Compare – A40 – Owners, Branch managers, and Agents can find these reports useful to view how the business is changing. The reports can compare these 3 levels of production for any time period. E.g. compare the first quarter of 2006 production to the first quarter of last year, 2005. Activity – A41 – Owners and Managers can use these reports to view the levels of the three production activities: listing contract production, accepted offer production, and closed transaction production for any time period all on one page! Activity reports printed for agents are an effective tool for managers when reviewing production and pipeline potentials with agents. Trend – A50 – Owners, Managers, and Agent can view entire years of production month by month with the new Trend reports. Profits – A90 – Owners and Management can review income from sales revenues, services incomes, and expense recoveries netted against commissions paid for the agents. The result is the “profit” or contribution the agent generates to cover company fixed costs and create net income.
Which agents are our strongest listers? How does everyone’s listing volume compare year to date? Every owner and manager knows that having strong listing agents is a key to the company’s success. The “Agent Ranking Listing A10” analysis helps compare agent listing written activity by units or volume. A number of listing ranking reports are available for both the company and office levels. The “Written” office reports will rank listing contract production based on the office assigned to the listing. The “Agent’s Office” reports rank listing production for a branch/office manager of all agents in his/her branch no matter where the listing was written. With these reports, the manager can learn how his/her agents are doing in total. The “All Producing” reports will rank all agents in the company/branch who had listing production. The “Agent Start” reports enable owners/managers/recruiting mangers to just rank a certain set of agents who started with the company during a certain time – e.g. the last two years.
