NEW: Add Transaction Wizard

To speed up and improve offer written and accepted offer data, the “Add Transaction” command now uses a step by step wizard for data entry. For larger companies, the wizard entry method improves reliability when there are many stations simultaneously entering new sales.

The wizard entry forms are shown above. On the first form, the operator enters:

  1. The main office for the sale. For multi-office companies, this would be the office entering the transaction.
  2. The company role for the sale – three choices: list side, sell side, or both sides.
  3. The role for the main office – if the company role is both sides, the operator must select from list side, sell side, or both sides.
  4. The transaction type.

The operator clicks then “Next” button.

If the company role is list side or both sides, the next form is #2 above where the FOS listing can be identified. If your company enters or imports listings, click the search button to bring up the listing search window to find and select the listing. After the listing is selected, click the “Next Button” to present form #3.

If the company does not enter listings, the operator should “Skip” this screen to reach form #3.

If the company role is the sell side, the “Next” button will present form #3.

With Form #3, the operator will enter:

  1. The street number – if a FOS listing was selected, this will already be assigned
  2. The street name – if a FOS listing was selected, this will already be assigned
  3. The status of the sale – the default is “PENDING”
  4. The written date – the default is the entry date. This should be changed to the actual offer date.

Click “Finish” when the entry is complete.

When “Finish” is clicked, the transaction is instantly added in BOS. A message appears indicating that the transaction has been saved and the BOS transaction ID is displayed.

At the “OK” click, the detailed transaction form is displayed so that more transaction details can be entered. The “Property” tab, shown above is presented with the wizard entered items completed. As a default, the pending (accepted offer) date is set to the offer (written) date.

If the sale involves a FOS listing, data moved from the listing includes:

  • ·    The property complete address

  • ·    The property type

  • ·    The property current list price

  • ·    The seller name and address

  • ·    The listing agents

Two date items are set to defaults if the sale status is “PENDING”:

  • ·    The Pending Date is set to the Offer written date.

  • ·    The Edit Date Pend is set to today’s date – meaning the date the pending sale was entered.

For buyer offers where the trust deposit only is being entered, the operator can move to the “trust” tab.

For buyer offers and accepted offers where details are supplied, the full address, property type, sale price, tentative close date, demographics, co-brokers, buyers and other contacts such as title, mortgage, closing companies, and commissions splits can be entered.
